BUILD PROCESS
We have developed a step-by-step guide to Renovations and New Houses. Please contact us if you would like a copy of our guide.
INITIAL CONSULTATION
After first contact we carry out an initial consultation. The purpose of this consultation is to get to know you and understand your needs. We make suggestions regarding the viability of your project and can offer suggestions and alternative options for people who are undecided or need more information. If a project is viable we will prepare a fee letter for you outlining our services and costs. The fee letter would reflect the phases below.
PHASE 0 | FEASIBILITY STUDY
Feasibility studies are not always required but can be a good idea. They can be particularly valuable with alteration work. They are also beneficial prior to a section being purchased.
PHASE 1 | CONCEPT DESIGN
During this phase we visit your site and town planning requirements. Following on from this we develop initial floor plans and 3d views from your brief which can help ensure clients fully understand the concept.
PHASE 2 | DEVELOPED DESIGN
During this phase we refine the floor plans and elevations and develop cross sections of the building. We also look at selections of materials and develop the working areas of the house; ie kitchens and bathrooms.
PHASE 3 | DETAILED DESIGN
Here we complete construction drawings and documentation for building consent submission and pricing.
PHASE 4 | COMPLIANCE
Apply for building consent with the relevant council. Answer council queries and liaise with consultants.
PHASE 5 | CONTRACT OBSERVATION & PROCUREMENT
It is advantageous to have your Architect involved in the pricing and build process. This ensures the intent of the design is built and avoids any weird building junctions because assumptions have been made. This is generally not a great amount of time but it does influence the outcome and add value.
